Repair or replace?

How to tell what your roof needs

A good repair can buy years of service. Sometimes it only delays a replacement you'll need anyway.

Signs a repair is enough

Fix the problem, keep the roof

  1. The problem is in one spot, like a few missing shingles or a leak around a chimney, vent, or skylight.
  2. The rest of the roof lies flat and still has most of its granules.
  3. The roof is well within its expected lifespan.
  4. The damage is recent, from a single storm or a fallen limb, and was caught early.
  5. The decking underneath is still solid, with no soft or sagging spots.

Good to know: A repair usually costs less up front. On a roof that is otherwise healthy, it can add years of service.

Signs it may be time

Start fresh with a new roof

  1. Leaks keep returning, or show up in more than one place.
  2. Shingles are curling, cracking, or shedding granules across large areas. Check your gutters for grit.
  3. The roof deck feels soft or sags, or you can see daylight from the attic.
  4. The roof is near the end of its life. Many asphalt shingle roofs last roughly 20 to 30 years.
  5. Your attic shows water stains, mold, or rotted wood in more than one area.

Good to know: Repeated repairs on a worn-out roof add up. Replacing it fixes every weak spot at once, down to the decking.
